Repairing water damaged floors

If your subflooring is undamaged and the affected area is dry within 24 to 48 hours, you may be able to repair the damaged flooring.  Before attempting a repair, the floor should be completed dry by using wet vacuums, fans and dehumidifiers.  Water damage floor repairs will depend on the type of flooring.

  • Laminate: Laminate floor water damage may lead to swelling and separation beneath the finish. Watch the floor for several days after drying is finished to show signs of water damage.  To repair, remove and replace damaged boards and keep the undamaged ones
  • Hardwood: You may be able to nail or screw warped boards back in place on small scale damages.  You will need to find and purchase matching wood for the boards that need removing.  When replacing planks, be sure to sand them to resemble the current flooring and find a matching stain color.  You will need to apply several coats of stain to the new boards, as well as a polyurethane finish
  • Carpet: If carpet is left wet for a long time, it will develop mold quickly. Use a wet vacuum to remove as much water as possible and then finish drying with fans.  Once carpet is dry, have a professional clean, sanitize and deodorize to prevent mold and mildew
  • Vinyl: Vinyl can be fairly waterproof if installed correctly and used mainly in kitchens and bathrooms.  Though it handles water well, you may see damage after excess water coverage
  • Tile: Tile is also water-resistant but excess water can sometimes loosen tiles. When the floor is dry, identify which ones have come loose and carefully pry them up from the floor with a screwdriver.

There are several factors to consider when it comes to replacing versus repairing water-damaged floors.   The extent of damage incurred and the type of water intrusion is an important factor in the decision.

Extent of water damage- Is the flooring damage minor and cosmetic, or major and destructive?  Was the water covering the floor for an extended period?  Flooring that is still functional will likely require much less time, money and effort than flooring damaged to the point of being unsafe or deteriorated.  If flooring was not thoroughly dry within 24 to 48 hours of the incident, there could be mold growth which can complicate flooring repairs and jeopardize your health.
  2. Types of water intrusions

Flooring is an essential element of your home.  Your floors may experience water damage for many reasons- including water heater leaks, broken pipes and natural disasters like hurricanes or floods.  However if an incident occurs, you are left asking if you should replace or repair your floor.  Each situation is different, but details like the type of flooring, the extent of the damage, and the cost of repairs versus replacement will help you determine which decision is best for you.  The first step is to inspect your floors for water damage.  Look for specific abnormalities paying special attention to hardwood floors such as:

  • Buckling- Buckling occurs when the flooring detaches from the subflooring beneath it.  Your floor may separate at the seams or peel upward
  • Crowning- When flooring loses moisture, it can shrink on the underside.  This moisture loss leaves planks rounded, with a high point in the middle and low points on the edges
  • Cupping- When your floor absorbs moisture, plank edges may curl upward- leaving the middle of the plank with a slight depression
  • Discoloration- Any change in color may indicate mold or mildew.  Inspect new stains and dark spots for growth
  • Warping- Any abnormal bubbling, peeling, cracking in the flooring could indicate damage
  • Odor- Unusual odors could indicate mold and mildew in the flooring or subflooring

Carpet and backing - dry within 24-48 hours

Fire damage cleaning tips

SERVPRO of Novi/Commerce South has provided some helpful tips below in cleaning up and removing smoke odor from fire damaged items.

  • Products containing tri-sodium phosphate (TSP) can reduce odors in fabrics. TSP is caustic so be careful! Read the label for directions and safety instructions.
  • Test garments before using any treatment, and follow the manufacturer's instructions. Smoke odor and soot can sometimes be washed from clothing that can be bleached. Measure 4 to 6 tbsp. Tri-Sodium Phosphate and 1 cup household cleaner or chlorine bleach for every gallon of warm water you will use. Alternatively, consider washing clothes in cold water with your usual household laundry detergent, and adding one tablespoon of pure vanilla extract.
  • To remove soot and smoke from walls, furniture and floors, use a mild soap or detergent or mix together 4 to 6 tbsp. tri-sodium phosphate and 1 cup household cleaner or chlorine bleach to every gallon of warm water. Wear rubber gloves. Be sure to rinse surfaces with clear warm water and dry thoroughly.
  • Wash walls one small area at a time, working from the floor up to prevent streaking. Rinse with clear water immediately. Ceilings should be washed last. Do not repaint until walls and ceilings are completely dry. Reduce the chances of growth of mold and mildew by wiping down all surfaces that had gotten wet with a solution of one cup of liquid household bleach to a gallon of water. (Test surfaces to ensure that the bleach solution will not discolor these surfaces. To conduct this test, wipe a small area of the surface with the bleach solution, and allow it to dry at least 24 hours.)
  • Washable wallpaper can be cleansed like painted walls, but do not wet through the paper. Use a commercial paste to repaste any loose edges or sections.

When you’re dealing with ice storms, freezing rain, blizzards, lake effect storms and snow squalls, damage to your home can include roof and structural damage from heavy snow as well as damage to fascia, exterior pipes and siding. These wintry storms often come with high winds, which can exacerbate damage by causing shingles to break loose. These storms can wreak havoc on utility lines.

Winter storms and freezing weather can also create ice dams, which trap water in between your roof and a layer of ice. These can be easy to miss, but are important to be aware of because they can quickly lead to leaks and then to mold and structural damage.

After a storm, don’t get on the roof or climb into the attic until you’re sure it’s safe. Silent leaks in the home can cause you to receive a surprising high water bill in the mail with no idea why.  SERVPRO of Novi/Commerce South is here to help and have listed some tips to help determine if you have a water leak in your home.  To determine if you have a leak happening somewhere in your home, start by observing your water meter.  First, locate your small inside water meter usually found near the hot water tank or furnace.  Next, turn off all water-using devices.  This includes your dishwasher, washing machine, humidifier, sprinkler system, and the water/ice maker in your fridge.  Make sure no one uses the toilet or sinks during this time as that will mess up the test.

Most water meters will have a small red or black triangle that spins to show “micro” water usage. If everything is off then even a dripping faucet will show up as the triangle will move.  If it doesn’t move at all over the next 2 minutes, then you probably don’t have a leak.  If it is moving, try to locate the problem yourself and/or call a plumber.

The most common culprit is the toilet.  The easiest way to find out if your toilet is leaking is by dropping a toilet leak test tablet or a few drops of food coloring into your tank.  Do not flush.  If the water in your toilet bowl changes color after 20 – 30 minutes, it indicates that water is leaking.  Also, check underneath your sinks for moisture or leaks.  Your furnace humidifier should also be checked for signs of leaking. Other areas to check are your: hot water heater, water softener, fridge water line/valve, dishwasher piping, washing machine hoses/valves and underground sprinkler system.

And don’t forget to look up! There could be signs of a leak on your ceiling or walls with small bubbling in the paint or a change in appearance.  A pinhole in a pipe, a small crack in the toilet flange or worn out grout could be slowly and silently causing water damage.

Water damaged belongings

It doesn't take long for water damage to ruin your belongings.  Moisture rapidly degrades materials and leaves everything vulnerable to mold and mildew.  You need to quickly prioritize your cleaning goals.

Go through your most important items first. Set aside special photos, albums and books. Artwork, fabrics and clothes are a priority too. Next, take a look at furniture, appliances and electronics.

Plan on indoor air-drying as many belongings as possible. If the weather isn’t too humid, open windows throughout the house. Otherwise, set up fans and dehumidifiers to reduce indoor moisture while you follow these recovery guidelines.

  • Paper records

Spread out papers on top of clean materials that can soak up moisture. Change out blotting papers, towels and pads as your documents and records dry

  • Photographs

Carefully rinse photographs in clean water, and air-dry on paper towels or plastic screens. Photos can also be hung by corners until dry.

  • Books

Place paper towels between book pages. Replace with fresh sheets until books begin to dry. Finish by standing books upright with pages fanned open.

We live in Michigan in which tornadoes and severe storms are more likely to occur. Many people don’t have a plan in place for severe weather. With some planning, your family can have an increased chance of staying safe during an unexpected storm.

Although creating a plan is important, practicing it is even more crucial. A severe weather plan needs to be practiced so that everyone knows where to go, no matter what time of day or night severe weather strikes. Write down all of the important phone numbers for family and friends so that you can stay in contact with them after the storm to ensure that they are safe. Another important number to have is that of your insurance adjustor. This number is beneficial if there is damage to the home. Keep copies of all of your important documents, such as social security cards and birth certificates. You also need to have a way to communicate with others in the event there is no power or phone service.

Items in the kit should last for about 72 hours. Batteries are essential so that you can use your phone, radio or a battery powered television. You also need flashlights, a gallon of water for each person for at least 3 days, and non-perishable foods. Before a storm arrives, if possible, secure items that might blow away. These include chairs and toys that are in the yard. Frozen Pipes

Prevent Your Pipes from Freezing

  • Disconnect all gardening hoses and install covers on all outside faucets.
  • Keep your house temperature at 68 degrees or higher, even if you're leaving the house for an extended period of time.
  • Open cabinet doors below sinks to allow heat from the home to circulate.
  • Identify the location of the main water valve and the valve on your water heater. (Learning the location of these valves may come in handy during an emergency.)
  • Wrap pipes nearest exterior walls and in crawl spaces with pipe insulation or with heating tape. This can prevent freezing, especially for interior pipes that run along outside walls.
  • Close all windows near water pipes; cover or close open-air vents. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Heat your basement and consider weather sealing your windows.
  • Insulate outside walls and unheated areas of your home.
  • If you plan to be away from home for an extended period of time, shut off water supply valves to your washing machine.

Monitor Freezing Pipe Conditions

  • Allow a faucet to drip slightly (lukewarm water) in order to minimize freezing.
  • The first sign of freezing is reduced water flow from a faucet.
  • Check your faucets for water flow and pressure before you go to sleep and again when you wake up.
  • Check pipes around your water meter, in unheated areas, near exterior walls and in crawl spaces.
  • These tend to be vulnerable to freezing conditions.
  • Identify cold air drafts coming in from a flue or chimney chase and caulk gaps that are near pipes. 

If a Pipe Freezes

  • If a faucet or pipe inside your house freezes, you can thaw it using a good hair dryer. (For safety purposes, avoid operating a hair dryer around standing water.)
  • To thaw a frozen pipe, heat water on the stove, soak towels in the hot water and wrap them around cold sections of the pipes.
  • When thawing a pipe, start thawing it nearest to the faucet. Make sure the faucet is turned on so that melted water can drip out. 

 If a Pipe Bursts

  • Shut off the water at the main valve.
  • If the break is in a hot water pipe, the valve on top of the water heater should be closed.

Fire Safety Tips

Travel plan checklist

It is easy to get caught up in the excitement of traveling during the summer and winter months, and the idea of checking your sump pump before taking off on vacation is probably one of the last things on your mind. Make sure you check that your sump pump is operational before leaving the house for an extended period of time. Even if your sump pit is dry, you may considering using a hose or bucket to fill it with water to test the pump making sure that the pumps starts when the pit is full of water and also making sure that the discharge line is clear. Rains may occur during your absence and you will want to ensure that this system is fully functional before your departure to avoid a potential flood in your basement or crawlspace. SERVPRO of Novi/Commerce South wants to inform you and your loved ones to home fire prevention and safety and learn how to protect your home and family from fire and also what to do in case of a home fire.

The number one prevention rule is to test your smoke alarms and carbon monoxide once a month and replace the batteries at least once a year, optimally twice a year.  Remember they can’t help you if they don’t work!  Smoke detectors belong on every level of home, including attics and basements.  The safest plan for your family is having a smoke detector in each bedroom and sleeping area as well as in the hallways immediately outside of sleeping areas.  It is also important to check fire extinguishers monthly and replace as directed, and to teach yourself and your family how to operate a fire extinguisher and where they are located in your home.  We also encourage your family to create a fire safety and escape plan that outlines multiple escape routes from every room in the home.  Your family should practice the escape plan to ensure everyone knows how to get out of the house in the event of a fire and the escape plan should also include a designated meeting place outside the home.

  • Prevention Tips 9 Keep all potential sources of fuel like paper, clothing, bedding or rugs at least three feet away from space heaters, stoves, or fireplaces.
  • Portable heaters and fireplaces should never be left unattended. Turn off space heaters and make sure any embers in the fireplace are extinguished before going to bed or leaving home.
  • If you must use a space heater, place it on a level, hard and nonflammable surface (such as ceramic tile floor), not on rugs or carpets or near bedding or drapes. Keep children and pets away from space heaters. 
  • When buying a space heater, look for models that shut off automatically if the heater falls over as another safety measure.
  • Never use a cooking range or oven to heat your home.
  • Keep the fire in your fireplace by using a glass or metal fire screen large enough to catch sparks and rolling logs.

Winter Storm

Winter storms can range from a moderate snow over a few hours to a blizzard with blinding, wind-driven snow that lasts for several days. Some winter storms are large enough to affect several states, while others affect only a single community. Many winter storms are accompanied by dangerously low temperatures and sometimes by strong winds, icing, sleet and freezing rain.

 Regardless of the severity of a winter storm, you should be prepared in order to remain safe during these events.

Know the Difference

Winter Storm Outlook - Winter storm conditions are possible in the next 2 to 5 days.

Winter Weather Advisory - Winter weather conditions are expected to cause significant inconveniences and may be hazardous. When caution is used, these situations should not be life threatening.

Winter Storm Watch - Winter storm conditions are possible within the next 36 to 48 hours. People in a watch area should review their winter storm plans and stay informed about weather conditions.

Winter Storm Warning - Life-threatening, severe winter conditions have begun or will begin within 24 hours. People in a warning area should take precautions immediately.

Preparing 

How to Prepare for a Winter Storm
  • Winterize your vehicle and keep the gas tank full. A full tank will keep the fuel line from freezing.
  • Insulate your home by installing storm windows or covering windows with plastic from the inside to keep cold air out.
  • Maintain heating equipment and chimneys by having them cleaned and inspected every year.
  • If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

Frozen Pipe Prevention

Prevent Your Pipes from Freezing

  • Disconnect all gardening hoses and install covers on all outside faucets.
  • Keep your house temperature at 68 degrees or higher, even if you're leaving the house for an extended period of time.
  • Open cabinet doors below sinks to allow heat from the home to circulate.
  • Identify the location of the main water valve and the valve on your water heater. (Learning the location of these valves may come in handy during an emergency.)
  • Wrap pipes nearest exterior walls and in crawl spaces with pipe insulation or with heating tape. This can prevent freezing, especially for interior pipes that run along outside walls.
  • Close all windows near water pipes; cover or close open-air vents. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Heat your basement and consider weather sealing your windows.
  • Insulate outside walls and unheated areas of your home.
  • If you plan to be away from home for an extended period of time, shut off water supply valves to your washing machine.

Monitor Freezing Pipe Conditions

  • Allow a faucet to drip slightly (lukewarm water) in order to minimize freezing.
  • The first sign of freezing is reduced water flow from a faucet.
  • Check your faucets for water flow and pressure before you go to sleep and again when you wake up.
  • Check pipes around your water meter, in unheated areas, near exterior walls and in crawl spaces.
  • These tend to be vulnerable to freezing conditions.
  • Identify cold air drafts coming in from a flue or chimney chase and caulk gaps that are near pipes. 

If a Pipe Freezes

  • If a faucet or pipe inside your house freezes, you can thaw it using a good hair dryer. (For safety purposes, avoid operating a hair dryer around standing water.)
  • To thaw a frozen pipe, heat water on the stove, soak towels in the hot water and wrap them around cold sections of the pipes.
  • When thawing a pipe, start thawing it nearest to the faucet. Make sure the faucet is turned on so that melted water can drip out. 

 If a Pipe Bursts

  • Shut off the water at the main valve.
  • If the break is in a hot water pipe, the valve on top of the water heater should be closed.
  • Call a plumber. Keep an emergency number nearby for quick access.

Electrical Safety durning the Holidays

As the holiday season is upon us, it is important to remember a few tips to maintain electrical safety during the most wonderful time of the year. Below are a few tips to keep in mind. 

1. Inspect all of your holiday lights. To prevent accidental fires, throw out any strands of lights that have frayed cords. Also, replace any broken or cracked bulbs. 

2. Use only UL - Listed lights and extension cords. 

3. Do not overload electrical sockets, extension cords or power strips. 

4. It is never a good idea to plug an extension cord into a power strip. 

5. When hanging electrical decorations and lights, it is best to use a wooden or fiberglass ladder rather than a metal one for your own safety.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Importance of Checking your Sump Pump

It is easy to get caught up in the excitement of traveling during the summer and winter months, and the idea of checking your sump pump before taking off on vacation is probably one of the last things on your mind. Make sure you check that your sump pump is operational before leaving the house for an extended period of time. Even if your sump pit is dry, you may considering using a hose or bucket to fill it with water to test the pump making sure that the pumps starts when the pit is full of water and also making sure that the discharge line is clear. Rains may occur during your absence and you will want to ensure that this system is fully functional before your departure to avoid a potential flood in your basement or crawlspace. If your home is more susceptible to water problems, it might even make sense to have a backup sump pump or a battery powered back up just in case the first one overflows or fails. A sump pump is crucial to preventing water damage - and it is always important to make sure it is properly functioning. No one wants to come home from a fun filled vacation to a wet basement!

Below are a few winter tips provided by The American Red Cross to stay safe in the upcoming cold weather season Layer up! Wear layers of lightweight clothing to stay warm. Gloves and a hat will help prevent losing your body heat.

  1. Don’t forget your furry friends. Bring pets indoors. If they can’t come inside, make sure they have enough shelter to keep them warm and that they can get to unfrozen water.
  2. Remember the three feet rule. If you are using a space heater, place it on a level, hard surface and keep anything flammable at least three feet away – things such as paper, clothing, bedding, curtains or rugs.
  3. Requires supervision –Turn off space heaters and make sure fireplace embers are out before leaving the room or going to bed.
  4. Don’t catch fire! If you are using a fireplace, use a glass or metal fire screen large enough to catch sparks and rolling logs.
  5. Protect your pipes. Run water, even at a trickle, to help prevent your pipes from freezing. Open the kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals out of the reach of children. Keep the garage doors closed if there are water lines in the garage.
  6. Better safe than sorry. Keep the thermostat at the same temperature day and night. Your heating bill may be a little higher, but you could avoid a more costly repair job if your pipes freeze and burst.
  7. The kitchen is for cooking. Never use a stove or oven to heat your home.
  8. Use generators outside. Never operate a generator inside the home, including in the basement or garage.
  9. Knowledge is power. Don't hook a generator up to the home’s wiring. The safest thing to do is to connect the equipment you want to power directly to the outlets on the generator.

Reminder to all homeowners that have a basement to run a dehumidifier continuously in your basement, especially during the summer months. Running the dehumidifier works to prevent an accumulation of humidity in that space caused by lower temperatures on basement walls that are below grade. If you have a high level of humidity in your basement, it will come in contact with the cooler basement walls and cause condensation to form on the walls and sometimes, the floor. This condition holds true even if your basement walls are finished. By reducing humidity levels, your home will become less hospitable to allergens such as mold, mildew and dust mites.  The allergens mentioned above thrive in humid environments, so adding a dehumidifier to your space can prevent their growth, and, if you or anyone in your family suffers from common allergies - a dehumidifier would be a great investment. In addition to lowering high humidity, dehumidifiers can help reduce the distinctive musty odors that come along with mold and mildew. Here is a helpful hint for anyone with an irrigation system. It is important to have your sprinklers professionally checked at both spring turn on and fall shut down to make sure that they are properly winterized in the fall and that there are no leaks present in the spring.

Some insurance companies, depending on whether the water comes in your basement through the foundation as a result of an outside leak in the system or if the leak occurs within your basement walls from a pipe or supply line, will base their determination on coverage on what the water touched before it entered your house versus the source of the water. So, even if the water is from your system, if it touches the earth on the outside of the house and comes in, no coverage. Generally speaking though, if the break or loss occurs within the four walls of the basement, it is typically a covered loss.

In general, it is crucial to check your sprinkler system in order to prevent any type of water break or loss. A simple professional check can end up saving you the time and money spent on the unexpected and unforeseen event of water damage.

WORK WITH (OR AVOID) THE WIND

When you have a day to rake your leaves try to do it when there's no wind to interfere with your work. If you have only one day of the week to rake and it happens to be windy, rake your leaves in the same direction that the wind is blowing. If you Rake the leaves into the wind it will only blow them around.

PATIENCE

Clear your pathways and high-traffic areas of leaves on an ongoing basis. Don't even bother raking your entire yard until all the leaves have fallen. It may bother you to see the leaves pile up, but you should still wait until the branches are bare.  This will save you from hours of work. 

USE THE RIGHT TOOLS

Your rusty metal fan rake may seem like an old friend, but its useful days are over. There are new raking tools out there like the Lee Valley Power Rake which will save you a lot of time on yard work. You may want to consider other raking alternatives, such as a push-power leaf collector to help reduce your backaches.

TAKE CARE OF YOUR BODY

Speaking of backaches, make sure you practice proper raking techniques before, during, and after your work.  Raking is considered as a real workout, so you need to stretch in order for your body to warm up before you start. 

WORK SMART

This is the key to efficient raking. Rake your leaves into small piles on top of a tarp or a piece of plastic, then drag that pile to your main pile or compost. Raking all the leaves into one big pile takes extra time and energy plus you still have to move it to another location.

RAKE WHEN IT'S DRY

This one is simple but important. Wet leaves are heavier than dry ones, so try to do your raking during a dry stretch of weather. This will not only save you time and energy, but also prevent you from handling a bunch of slimy, wet leaves.

USE A MULCHING MOWER

This is kind of like cheating but is ultimately an effective way to clean up your leaves by turning them into mulch that's bagged by the mower. If you don't like the smell, sound, or environmental impact of gas mowers, there are some great electric mowers out there that have mulching capability.

Microscopic mold spores naturally occur almost everywhere, including indoors and outdoors. With that being said, this makes it impossible to remove all mold from a home or business. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and can enter your home through windows, doors, or AC/heating systems.  They can even travel indoors on your clothing or on a pet.

Do you have a Fire Escape Plan?

Making a Plan

  • Ensure that all household members know two ways to escape from every room of your home
  • Make sure everyone knows where to meet outside in case of fire
  • Practice escaping from your home at least twice a year and at different times of the day. 
  • Make sure everyone knows how to call 911
  • Teach household members to STOP, DROP, and ROLL if their clothes should catch on fire.

Follow Your Escape Plan

During a home fire, remember to GET OUT, STAY OUT and call 911 or your local emergency phone number.

  • If closed doors or handles are warm, use your second way out. Never open doors that are warm to the touch
  • Crawl low under smoke
  • Go to your outside meeting place and then call for help
  • If smoke, heat or flames block your exit routes, stay in the room with doors closed. Place a wet towel under the door and call the fire department or 911. Open a window and wave a brightly colored cloth or flashlight to signal for help.

  • Talk with all household members about a fire escape plan and practice the plan twice a year.
  • Test smoke alarms once a month, if they’re not working, change the batteries.
  • If a fire occurs in your home, GET OUT, STAY OUT and CALL for help.
  • Install smoke alarms on every level of your home, inside bedrooms and outside sleeping areas.
  • Prepare

Preparing and Preventing a Home Fire - Steps You Can Take Now  

  • Keep items that can catch on fire at least three feet away from anything that gets hot, such as space heaters.
  • Never smoke in bed.
  • Talk to your children regularly about the dangers of fire, matches and lighters and keep them out of reach.
  • Download the Monster Guard: Prepare for Emergencies mobile game to teach kids about fire safety and other disasters.

Although creating a plan is important, practicing it is even more crucial. A severe weather plan needs to be practiced so that everyone knows where to go, no matter what time of day or night severe weather strikes. Write down all of the important phone numbers for family and friends so that you can stay in contact with them after the storm to ensure that they are safe. Another important number to have is that of your insurance adjustor. This number is beneficial if there is damage to the home. The Federal Emergency Management Agency recommends a few items to include in a basic emergency supply kit: 

  • Water (at least one gallon per day, per person, for at least three days)
  • Food (at least a three day supply of non-perishable items)

  • Flashlights with extra batteries.
  • First aid kit.
